It is really scary (just kidding) that I find myself with what sounds like the same attitude and mentality as Mike.

The time, money and mental anguish just wasn't worth it.

I love learning so I enjoy an environment where people are learning and growing both mentally and financially.  

I'm just interested in getting a mental picture of what's out there, to be honest.

Peter,As you stated in other posts, you must get over the "overly conservative" mentality, better known in the REI circle as the fear factor.Not to say that being conservative is entirely bad, but you must find a happy middle which enables taking action!

Someone mentioned that seller financing won't rescue a sub-par deal so I'm assuming that one still has to structure the purchase with that same sort of 70% "rule" mentality to some degree.Then the best method by which to lay out the pros of carrying back the note.  

First 2 hours have been all mental conditioning, the set up for the sale.

From day 1 you should be mentally prepared to go into debt, and set yourself up for success in that regard.
