My family has been in Real Estate for years, mainly on the finance side of development, so I have a proclivity for the industry.  

I would be cautious buying in the areas east of Rural and west of Emerson (mainly Tuxedo Park).

However, the main reason I am getting my license is for my own deals - staying legal, access to the MLS, etc.

This is for a house and I want to do the main floor using all the same product--even kitchen.

So I see the benefits for both parties so I think it can really work as long as one explains it clearly and honestly.

Thank you for your response.Hmmm, I feel like I'd just throw the main circuit breaker if I wasn't there showing it or rehabbing.I don't see a reason to keep the power on otherwise, except I suppose for lights on timers or an alarm system.Now I want to know if landlords typically have alarm systems on their properties...I have so many questions.

An additional benefit of purchasing an older building is providing an option for converting the building to a Single Family.  

I wanted to reach out to this group and see who is currently doing terms deals - mainly selling on owner financing or lease option.I would love to get feedback on any and all tips on automating the selling process as much as possible. - Who shows your properties?

My main goal at this point is to purchase rental properties to provide passive income into retirement and for my family.
