Our Company sold a small none performing 18 unit apartment building in Cal City last year for under $23,000 per door.  

A kitchen will last 20 plus years so choose wisely. 

Lastly If you don't intend to live there you might consider a house manager, and definitely consider additional cleaning costs and parking.

Rather than me saving up for a down payment to use with a Hard Money Loan to quickly purchase a property, I spent the last 2 years trying to balance out my debt from the program and debt from daily life.MY advice is DONT DO IT.

To answer your last question, I have a good sized portfolio so I keep about $100k in a bank to mitigate any risk.

Last year I got my real estate license to enable me to look for deals and help other investors with a similar mindset as myself find places to start their real estate journey.
