Had an opportunity to buy a newer duplex and gain experience with 1031 exchange.

I have heard some systems have individual tanks with shared drainfields but again it would need to be professionally designed. 

"Good" doesn't mean cheap, "good" to me, means reasonable prices with quality finishes, good time management, adequate experience and no cutting corners.

where you already live, have experience, have contacts within the real estate industry, and likely have a large informational advantage over outside investors who are investing in Austin but don't live in Austin.

Credit (both score and trades) will be factors with DSCRs, as will experience and whether you own a primary.

Does the thought of creating a great guest experience and putting a smile on the faces of your guests gets you excited or does it sound tedious?
