Can the holding company have separate bank accounts under its EIN number or do the LLC's have to have separate bank accounts under their own individual EIN numbers?

What I am having trouble is why an individual would choose to pursue this type of real estate investment?

@Josh Haney I will focus on your question which I understand to be whether it is a good financial decision to obtain a real estate license to represent your own acquisitions and sales. 

two different perspectives but for now I will tell you about the buying side:   1)  You don't vet the seller and property out fully and there are issues - title, financial, etc....
