I can find properties in the greater Seattle area that can cash flow and it is hard to imagine that properties in your area can't be found that will cash flow.It seems to me that it is more sound to invest in properties that can cash flow.

Since 2006, I replaced all three bathrooms in the house, refinished the hardwoods, rugs, hot water heater, air conditioner, added pavers in the rear patio, replaced all windows and the list goes on and on as I’m sure everyone can imagine.

@Brian Dean You'd have to speak with a local attorney to get a 100% answer, but I can't imagine that the state has outlawed assigning a contract.

That floorplan makes great use of space...very functional, and I imagine for that area, being able to get a 4/4 on that sized lot is uncommon.
