I can find properties in the greater Seattle area that can cash flow and it is hard to imagine that properties in your area can't be found that will cash flow.It seems to me that it is more sound to invest in properties that can cash flow.

Since 2006, I replaced all three bathrooms in the house, refinished the hardwoods, rugs, hot water heater, air conditioner, added pavers in the rear patio, replaced all windows and the list goes on and on as I’m sure everyone can imagine.

It was bad when I initially viewed it and they know they are on their way out so I can only imagine how it will look after the whole process is finished.

I have no desire to, and can't imagine, dealing with landlord headaches from afar.

So imagine you select an area and want to buy 24 houses.

I noticed your turn around time was just over 3 months so I can imagine you may be doing a lot of the work yourself. 

That said, I imagine a lot of the midwest specific knowledge that applies in my back yard will translate to your market as well. 

I can not imagine where I would be right now.  

@Brian Dean You'd have to speak with a local attorney to get a 100% answer, but I can't imagine that the state has outlawed assigning a contract.

That floorplan makes great use of space...very functional, and I imagine for that area, being able to get a 4/4 on that sized lot is uncommon.
