I live in it and rent out rooms to my teammates.

They are literally desperate and counting on Joe to close (a realtor offered to list it but Joe said he was a cash buyer and no fees and fast closing).  30 days later Joe is asking for an extension and a price drop but there isn't room. 

It will likely cost you a couple Grand or more depending on the amount of the loan.

Personally, I don't like to have tenants subletting rooms.

You could also look to sell the property if you have a long term lease in place with a group that does sober living -- do you have long term leases or are you just renting out by the room to newly sober people? 

I have the main house they have a smaller 2 bed room on the side of the house.

This seems like a lot for just these two rooms.

Was originally planning on renting any extra rooms out in the house I get.I came across a quadplex for sale though the other day and I keep coming back to it in my head.

Or I could do a sliding wooden wall /doors between the bedroom and living room for some privacy, like in smaller Hawaiian type timeshares.The upstairs apartments are 2 bed, one downstairs is 2 bed, one is 1 bed.For me its a buy and hold/rental income property.Thoughts? 

We have found that a photo of  a living room does very well as the primary photo since the living area is very important to short-term guests.
