I just thought I would share my experience in getting some fantastic price reductions when I'm in contract on properties.

We have a local REIA group that meets monthly and offers fantastic networking opportunities and information.

@Antoinette Ethridge, just like everybody else has said, welcome and that's fantastic you're getting into it.

I think turnkey homes are fantastic investments, for the turnkey operator.

I think North County is a fantastic gem with $30-36k price tags and 750-800 rents. 

Fantastic home with plenty of updates the last I saw, and one he rented to a tenant right after purchasing a larger home for his growing family.

This is really a fantastic site and community.  

Other than that, they usually don't care (could be 70% bank loan 20% seller second mortgage).If you can find a banker willing to loan without you putting any money down that's fantastic for you.
