adu tenant: use the binder method (youtube it). cite increased operating costs. do your own research on market rent first using actual rent comps. going forward, reeval every year. str studio: is there room to increase ADR?

The market already always could list at $1 co-op but very few actually did that, sellers also could always list with flat fee $500 MLS agents but most know the value of good agents and rarely did that.

When the contract began in 2023 we were able to stay in 1/2 of that property and listed the other unit on Furnished Finder (unfortunately, no one actually rented the other unit).
