Both had signed (month to month) leases and paid a $1100 security deposit upon move in....I'm concerned that I was lied to by the owner and agent...The tenant should provide evidence of both the security deposit and the lease.

Apparently, when the police are "watching" you waiting for enough evidence, they pull you over for something stupid every week, or at least that's what the officer told us when they called to tell us about the raid after the fact.

You can scope the chimney from the top and see if the current liner has deteriorated or isn't safe to use (evidence of pervious chimney fires, cracked/pitted/missing tile or exposed grout, etc) This should run around $4k all in (including removal of tile liner), unless this is an extremely odd shape or size.

@Scott P.If I had to choose any one of those applicants and ONLY those applicants, I would ask for at least a few months Bank Statements proving that they are not currently undergoing an eviction or has been paid up.I would actually ask for 6 months Bank Statements.Weed out the ones that have been paying late or not at all.You may have to weed out all of them.This at least gives you a bit more of evidence to help you make a decision if you had to take one of the applicants.
