If you aren't able to bounce back after getting your feelings hurt, then invest in a different area.If you can bounce back, then you can easily amass $1M in restored equity in an emerging market (inner city neighborhood) by working a long term plan.

I'm very driven and like growing and improving and feel like I am very limited and restricted in that just working my 9-5.I'm currently doing everything I can to pay my student loan debt off by the end of this year and then focusing on using January through June of next year to build up some cash for emergencies (following the Dave Ramsey plan for paying down debt and saving, although don't completely agree with him on investing.)

ETFs are much better for rapid investment, but you could end up losing money (like I did last month) too.Best to keep that money as an emergency fund or pay off bad debts.

Check your state laws, but usually you are allowed about 14 days time for repairs that are not emergency repairs (heating, water)
