My take is with an expense like this (and other smaller general overhead) it probably won't take too much time and effort to just allocate it across the properties using a reasonable approach in the first place; however, I assume it's pretty de minimis and I wouldn't object if someone opted for a more expeditious approach.

@David de Luna I would tell you that you dont have to have a formal home inspector come in and check out the property but it is often a good idea to have someone that you TRUST, who is also knowledgeable about the topic to get in there and give it the thorough look over.

In Delaware if someone is breaking their lease and gives notice to move you have to try to "mitigate damage" to existing tenant by marketing for new tenant right away as well.
