In the end, im getting into a beautiful fully renovated custom 2bed 1bath rowhome with 30k equity in my pocket. if that isnt a successful 203k, tell me what is! 

I had to sell myself and most of my customers loved the fact that I knew what I was talking about, did what I said I would and they would cut me that check with a smile!!!

Although I do have a template that I start out with, I put stuff in there and remove stuff to customize it to every deal.

It had been customized for Texas in a haphazard way and did not adequately cover the broad topic of contracts.

Or I've noticed than when I mention what I do in a conversation it seems sometimes people are doing the same things as well, this could lead you to finding a mentor. i.e I work at Fedex part time I always network at the counter and tell customers what I do if we start talking the customer just so happened to have done what I was trying to do in real estates and is a multi millionaire and he has helped me some what and offered his advice and counseling anytime I've requested.

For customers I prefer to manage the initial renovations then hand the property over to the manager. 

We ended up getting two bedrooms for the kids with walk in closets, a nice bathroom with double sinks and tiled shower/bath for the kids, an 88 sq ft laundry room, a 160 sq ft office with build-in shelves, a family/media room, and a large master suite (500-600 sq ft) including custom closet built-ins, double sinks, double shower heads.  

Anyone have a recommendation for where to buy/order custom sized kitchen cabinet doors?
