I am in the Chicago suburbs (Joliet) with my wife and two children, looking to build a future legacy for my family. 

What will be the availability to acquire RE in the future, when my children now toddlers, will be at age 25-30 (ready RE buyers?).  

She doesn't work and is in school they have 2 young children and I guess I'm just a little unsure they meet all the requirements 3x rent is 30000 income.

If you have a higher-class tenant base, you might want to think about a "community room" with wifi, TVs, comfortable furniture, pool table.

Since we don't have children yet, we would love to maximize our assets by renting this place out and moving to a home in the next town over.

I'm with everyone else in the thread - unlike cigarettes, which leave a lingering odor, or hookah, which likely lead to nasty burn marks, pot smell leaves with the pot and it is usually consumed in a way that could only burn furniture.
