I still miss things that my inspector catches all the time.

@Jay Hinrichs Good catch you are correct but I guess the premise of what I was trying to say was it's definitely possible and legal and people do it all the time.

Those rents are never on time and I have to issue a notice of default every single month for them to catch up.

The short-term rental enforcement guy for the city says they're getting a lot better at catching folks, so it's a gamble on that front as well.Good luck!

I just had my lawyer write up a sales agreement ( i am out of state for this property and have not seen the inside, seen the outside because it is next to one i own already / shared driveway) in the agreement i have my purchase contingent on me viewing the inside of the property and that i could either back out or renegotiate the price based on what i find. going to look at it this Friday. you need some sort of legal catch all phrase that will help you back out of the agreement no matter what, maybe @Chris K. can help with this ?

The only catch is it's strictly for 25 units and up.
