Supposed the seller is gonna close on her new house on 7/5 and vacant the property by 7/8 but due to lender was not ready, closing was pushed to 7/9.

I wouldn't replace or changed the HVAC system until I'm ready to move out of the property OR it breaks.

Check with city building dept. to see if any past building permits were issued, maybe for the conversion to 2 family.3.
