I see having a license as leverage, as I'll often forego my buy side commission and let the seller keep that, to help boost their net proceeds and strengthen my offer in a competetive bidding situation. 

I would much rather deal with a person who still has options than one who is incapable, because at that point I think your legal and moral calculus shifts.

Please give me your insights both legal and moral.
