I am pretty sure I will need a property management company to be able to assist my tenants because I might not always be physically able to respond to their needs.I have a rental property in Texas.

Since graduating I have been working as a property coordinator for an 11 acre commercial property, assisting in leasing, tenant relations, and maintenance.

One of the issues/deterents that worries me and @Lucas Carl I'd love to hear your take as someone who self manages from a distance, is that the city of Big Bear Lake requires a face to face check in with the rental owner/manager and 24/7 on call assistance by the owner manager and be able to respond and be within a 15 mile radius. 

I need assistance figuring out the best course of action and structuring the deal properly, along with recommendations for closing attorneys, etc. 

Through talking to different real estate agents I’ve heard about both mass housing and fha loan programs.The mass housing loan program also has a downpayment assistance program, that will pay for a good portion of the downpayment.

If there is anyone in the Philadelphia surrounding area that has experience to offer I am willing to work as your assistant in exchange for the experience.
