I really want to seize this opportunity to simultaneously aid recovery in my community and launch myself into active real estate investing.

Just my opinion: When I think of the entire Huntsville area, I think of racial divides, issues with health care, and larger than average low-income families.

So fortunately I was able to bring the wife home from her J.O.B at United Health Care a few days ago.

Prior owner had chosen to fight back the City via lawyers and for years had been putting just band aids using handyman off craigslist, instead of fixing these issues using licensed contractors. 

This will be my first, I am just curious as to the steps I need to take, do you recommend doing it alone or with aide from a company such as legal zoom or a lawyer.  

My mom wants to buy a rental in her area (Medford, OR) and it has a higher than usual density of hospitals / healthcare resources.

I really appreciate your service occupation as a nurse, my gf is in health care as well and it's tough. 

Renting to travel health care care workers can work out great for you; good job, generally reliable and trustworthy people.
