Everyone wants the easy, simple answer to how they get Foreclosed properties, but the truth is, it takes time, energy, research, networking, studying, money for advertising/gas/marketing materials, etc., and most importantly, persistence! 

I wouldn't pay $650 mo to advertise your home in TIME magazine, the sources your using should generate plenty of quality leads, I think the problem is elsewhere.Is the home nice and clean?

Go into any of the work trailers at the industrial complex in my town and you'll see calendars of scantily clad women with my advertising and phone number on it. 

Good luck with that. 60-80k is going to take lots of marketing, website, social media campaign and lots of $$$ per month trying to find that.

Can you perform a direct mail campaign if you are not a cash buyer?

I am starting to create a cold reach out campaign via email to 5-16 unit apartment owners who have owned the property for over 7 years. 

Depending on where you live, there will always be a waiting list.G) Remember, the best advertising is word of mouth and referrals.

I got a postcard from a company last week that was advertising for their background check services that said my tenant (by name) has an eviction on his record from February of this year. 

I was advertising a rental near a marina and has so many scammy applicants, but one that always will stand out is someone who was trying to scam me to rent it to him so he could subrent it.
