I'm starting to suspect that longer term, market forces will start to prevail over Fed policy, pushing up bond yields -and thus mortgage- rates, as investors rightfully seek higher yields as debt ratios keep climbing. 

I think there is a pretty active Meetup you could check out.

But, before I start advertising and aggressively seeking new business I wanted to ask the best group of investors that I know...  

Have the correct insurance to cover STR activity in your home (Proper and CBIZ are the two major players in that area) AND have an umbrella policy in place.  

Both the REIA and Propelio have very active investors, if you have a deal locked up it won't be hard to find equity partners, lenders or contractors to get the deal done.
