The bath up could be redone but kitchen is solid as the rest of the unit.

Bought it for 315k, and have been trying to sell for over 420k, to keep a 20k margin.This house was solid with the numbers.

Obviously the property is very solid and LTV is 75-80%, but as a rule, it does not hold forever...

I feel the prognosis for the housing market based on demographics alone is solid as the millennials mature, get married and buy homes.

It seems like you understand property enough to keep building a solid portfolio without having to throw 1.5 mil of debt on Black .

Make sure you check with whatever counties you will be putting out bandit signs in.Some of the counties here in FL and I'd assume elsewhere do not allow bandit signs.The last thing you want is to waste your marketing money because the signs were removed.

On their own, my children will bring up examples they see of people wasting their resources or taking advantage of their resources. 

In the end...they purchased the property as an investment for themselves...so unless they need the money out there's no point in selling unless they can place their funds into another solid investment.
