It takes specific conditions for the mold to thrive i.e. not keeping a rental unit clean, not cleaning around showers, bathtubs and the tops of all plumbing fixtures.

I always tell my tenants to notify me when there is a plumbing or electrical problem and I tell them not to worry about being blamed because as the owner of the property it is my obligation to make sure that everything is functioning as is expected.Treat your tenants with the respect they deserve and the way you like to be treated.

Even if it is 80K, it wouldn't really change things all that much.33K for a kit home shipped to site.  10K for slab foundation. 10k for heat, electric and plumbing. 8k for roof.

If the house has serious problems (foundation, mold, leaking roof, busted mechanicals, plumbing leaks, etc.) or is in the middle of nowhere or otherwise in particular location/market/situation, then you have to wonder if it will get rented.
