It also depends on you goals if u have a nice pile of cash and want a decent return without the risk of leverage its great or have ability to generate cash flow for you.

I said why did U not run a title commitment the second i opened escrow ( which is how its done on the west coast) and alert of to this early on..

I live & invest in Ohio @Chris Seveney   I think Chris will tell you this is a pipe dream by the guru.. easy to say pretty tough for someone who is not deep in the bizz to pull off.. keep in mind if your looking at free u tubes thats the value of those nothing.
