I've spent the last 15 years in corporate america on the sales and marketing side.....its a numbers game, granted you have to be targeting the right people with the right message....if you have the marketing budget you need to be on everything and everywhere.

I have 2 college degrees, spent 8 years in corporate America, ran my own food franchises for 4 years and have experience wholesaling and investing.

I have been actively acquiring Notes for passive cash flow since that time.I like the the passive nature, the safety and the cash flow that I receive from Performing Mortgage Notes.I upgraded to BP Pro & upgraded my profile.

Tennessee does not allow land trusts so I won't be creating those here but my goal is to pick up auction or FSBO properties that would be good farm land or even nature conservancy easement potential land, grazing land, mineral rights, etc..as I start out, especially in my region.  

Unless you are naturally talkative to people this website is probably the best for you.  

 I have done my own incorporating online, you would have to register with the Government and State, then i get a complete kit with the stamp and all for $75 from M.

But if i give up fighting, its still giving up....not in my nature.   

There is the incorporation fee and initial costs sure, but some states charge annual fees and you have to pay for the tax return to be done (unless you self-accountant).

Taking a local investor out to lunch or dinner at a nice place should give you so much more local flavor on investing and your goals then a national course that is general in nature.
