Seems cheap now, but $139k in Denver in 1998 was a decent house in the burbs.

In court cases I've attended (listening to others evict for nonpayment those seem to be the most common reasons folks are in court) the local judges tend to focus on whether a landlord provided a 3 day Pay or Quit notice to a tenant late on rent (although ironically Georgia landlord/tenant laws only state that a landlord can begin the process immediately after demanding rent from a tenant who then does not pay). 

I live in Denver and invest in Atlanta.

I would recommend attending local REI meetings / signing up for RE investing Facebook groups and asking other investors for good hard money lenders.

Look for meetups in your area (virtual) on Meetup.com or FB Groups, attend free webinars, start reading as much as possible on any and all topics related to investing and real estate.
