.- The reasoning behind converting it to a 2/2 came about when I walked the home. being that the home doesn't have a large floor plan the third bedroom ate up a lot of space.

We put in new flooring and carpet,paint and refurbished the Kitchen cabinets and added an island with Quartz Counter tops.New bathroom vanities.

I figured :Updating / restraining floors, appliances , fresh paint , installling recessed lighting, and possibly washer dryer hookup in each apartment. 

We plan to enclose the first floor as well and create another rent-able unit and keep the main house for ourselves.

the house is in great shape and had a complete renovation for the bottom floor recently.What do I need to consider when analyzing this deal?

The hardwood floors under the carpet were an amazing surprise!

The result of the issue is damaged flooring, mold, and drywall if not more.
