I would argue (in the absence of any actual knowledge of NH law on this subject) that the effective date of the lease is the date the lease agreement was signed by both parties.

if you look at my rentometer rent ratings my needle is buried to the right, there really is no more room to add it and I would argue if you able to add if you didn't charge enough, to begin with.

They are experienced negotiators.If you think you can do as well as an agent with 20 years of experience, then I would argue you've never worked with a quality agent and don't understand the value they bring to the table.
