Take Photo's of it all.Or do both escrow rent to court and give notice.His renters insurance would cover damages, and he can try and collect from owner, I'd photograph and send him.Not fun and games if it's a repeat event.. 

Especially now with reports emailed and all of the facetime and ability to snap and send photos so quick, it's definitely easier than it was in the past.

As a side note, I would really suggest uploading a photo of yourself so that BP members can attach a face to you and be much more likely to do business with you in the future.

All of my contractors give me before and after photos via Dropbox.

.- Details of the property (area, bed/bath, sqft)- Current condition of property and scope of rehab with photos/video.- Estimated ARV and rehab cost.- The price being offered from the wholesaler.
