I don’t really think there is what I would call location arbitrage because there is so much attention on OOS.

It's nice to finally talk to a lender that is so knowledgeable in the investment side of lending.

Ask your Housing Office what their allowance is so you know how to guesstimate what your rent will be based on rent comps.Some HAs use an outside vendor to determine their comparable rents.

There is so many tragic stories of rage escalating and ending in someone hurt or killed. 

If you are looking to just buy a SFR and house hack with roommates, new is so much easier than these old bungalows.

Nobody.This is why house hacking is so popular here. 3.5% down is a fairly low barrier to entry. $20k-30k is often enough to put a down payment, pay closing costs, make minor repairs, and have some reserves remaining.
