There's a wide gap between fixer upper and remodeled homes.  

As a quick introduction, I have invested in real estate for many years now both from education, architecture, construction, remodeling and real estate investing on an informal basis.

Current monthly cash flows ~$50/unit and if I owned it, I would be looking to increase rent by up to 50% - resulting in cash flow ~$150-175/unit.The property has been owned by a single person/family for 40+ years and from looking at the outside has deferred maintenance (and estimating the inside needs updating and remodeling as well). 

I remodeled my first house with their 20v set and returned it for a full refund when the led light burned out.
