Home warranty won't cover secondary damage, my RR form saying that the flipper/owner is committed to his contractual obligation to make any necessary repairs to any roof damage that should come- well he must have known it was coming and he was hoping we would run it all through insurance, so he wouldn't have to pay for a new roof... not likely here!!!

That being said it is a little chicken sh*t of the current owners not move their renter before you take possession making you be the bad guy for keeping security deposit especially since she is going back into one of their properties.
