Looking at the neighborhood, I notice the street the property was on was good, BUT the surrounding streets were filled with questionable street activity at night. 

They are trying to keep downtown Everett and surrounding neighborhoods walkable.  

If it's anything like my county (and the surrounding ones), just go to the local property appraiser website, key in the address, and it's the first bit of information they give you.

Also, the tile surround in the master bath had caved in (maybe the builder didn't use greenboard behind the tile?)

Secondly, she only uses one comparable property to appraise the house, and on top of that, picks a house completely surrounded by business/commercial parking.

It can seem intimidating to be surrounded by what seems like more knowledgeable, experienced investors, but don't worry about that. 

Master bath surround tile needs to be redone.

I chose Dallas and the surrounding cities because my uncle (who owns 3 rental properties) suggested it and I read it is a growing area.

Right now as i said earlier, ive just been looking at areas and average costs and rents in the areas.when i actually get back to ohio i can drive around and look at these places hopefully and see what the pictures dont show and the surrounding areas.
