STL has a ton of great neighborhoods but it's also notorious for being very block by block and a location one or two street in the wrong direction can make a huge difference.

You have a future on Wall Street...Joking aside, many syndications investments return mid single digit cash on cash returns in the early years...and your cost of debt will be 3-4% minimum; so, you won't make much of a CoC return during the early years and most of your return would come at the sale of the property.The answer to your question lies somewhere in between keeping no leverage on your personal balance sheet and max leverage.

If they raise the rents to what the park is across the street they will be making 10k a month after the park is complete, not sure of why they were willing to spend this kind of money on a park but I hope it works out for them happy investing

New construction would be "Possible" if you can't see it from any angle from the street and has to be obvious and not in the original.I flipped in HPOZ Miracle miles.

If you’re going to invest here, make sure you know your neighborhoods and even streets in those neighborhoods well.

Locals are pushing students out of their neighborhoods by means of HOA's and local laws by limiting last names in a house, cars on the street... etc.

For example, if you have fire, drug crimes, murder, etc. in your apartment building, it can bring the whole property down. 

Is anyone familiar with Iowa Street and the surrounding neighborhood in Lake Station, IN (Indiana) 46405?
