needs roof - $4500 - $5000  other repairs $1200 - $1500       turnkey     with $630 gross cash flow  My offer - 195k  30yr. @  6.25% = $1200 to seller ($230 cash flow for him with final sale of $208,500 @ 5 years) with him replacing the roof in lieu of down payment.

I learned that the property has hardwood refinished floors, new windows, a new roof, and new plumbing, even though I took a look inside the property and could have known that myself had it not been the first property I ever looked at inside and if I wasn't so focused on the age of the home itself..
