That's the way the forums roll most of the time.  

Reviewing existing leases (i.e. learning your ability to kick out the family members and get in market rate tenants) and the rent roll should be part of your due diligence.

But I guess when you are under the gun to find the property to get the cameras rolling, that outweighs paying the proper amount for the property.

Once you do, you have access to all the documents they are providing; OM's, T-12, Rent Rolls, Lease Abstracts.

I would be surprised if they are parking a lot of cash in properties unnecessarily.You might want to ask for a list of properties, rent rolls, expenses, etc.  

We did the numbers and came to 9% cap pre roll up.Townhouses are more fun, market don't matter, we make offeres we like.

Could look into a 203k loan so you can roll renovations into the loan.
