I really like the house and it doesn’t need any updates and I plan on living here until I either get a new job or move from the area so the occupancy restriction really was never a problem for me.

Does one have restrictions that another doesn't?

These are medium term rentals (because short-term rentals are restricted to your primary residence in Denver), and have been pleased with the money and our tenant pool.Depending on how much money you have, whether you've invested before and what your ultimate goal is, Denver may or may not make sense. 

@Jenna Walker Definitely check with zoning to see exactly how many homes you can put on that piece of land and see what restrictions exist (i.e. age of home, size of home, etc).

@Michael Judd  I have never heard of a lender imposing a waiting period to buy a second, third, fourth property. 

Slice has their own restrictions.

Additionally the listing agent says there will be a deed restriction where the buyer cannot sell the property within a year after closing.

Doesn't this restriction make that nearly impossible without a 6-month wait?

I was also wondering if I would be able to rent out each bedroom as soon as I close a deal and move in, considering there is no HOA restrictions.

For example, I’m in SWFL with you and Cape Coral has minimum square footage restrictions.
