Then again go to the assessors website and find their name and mailing address.Once you get a response from the seller of the vacant house, negotiate a deal to buy it for all cash.

@Lan Huynh = agree with above. tenant is prior owner responsibility.

Talk to them and remind them that they are still responsible for the lease and finding a replacement tenant to sublet.

If I'm not able to do either of these, how does everyone use their LLC for business purposes when owning real estate?

I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.
