Hi @Daniel Hyman,Thank you for the response, I read thru a lot of them, doesn't seem to exist anything that is hitting that sweet spot for the real estate investors with less than 10 properties, seemed Rental Property Manager might fit the bill but the reviews are not that good.

I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.
