@Sam Yi- thanks  Sam - makes sense ....fyi ...reminder -  from a lender  perspective - when  appraisal is being done  - the appraiser  will need to  use  min of  3  sales  comparables  that have  sold  recently and  also  3  rental  comps to  determine far market  rent  ...thought this is worth mentioning  in cse you might need to use a loan to  finance the  purchase 

Had to remind again and finally sent the payment via Zelle (ACH does not work for her) on 20th.

oh and you may want to remind the other two that their credit and rental rep will be affected as much as hers.

Accounting, deal analysis, expenses, leases, calendar for reminders for inspections, applications, background checks, etc

In this portal we would like to be able to send automated emails as reminders for rent payments, allow tenants to view their documents (lease agreements, or payment history), pay their rent online, and allow tenants to create work orders from online.  

I do very selective direct mail and cold calls, and I essentially just need a reminder system when it's time to pick up the phone and dial a certain number, or write another letter to a specific owner.
