You can set a reminder to increase the rent to the max as often as you can.

Because I do not want to scare them off but I also want to remind them that I can originate better and faster than any of their preferred lenders.

While both are great options, might be worth considering one that allows you faster payment processing times while still keeping everything in one place (ie. automated rent reminders, auto-generated late fees for late rent payments. etc).

Go through and tick the things off.My wife actually reminded me of a similar item as above.

@Sam Yi- thanks  Sam - makes sense ....fyi ...reminder -  from a lender  perspective - when  appraisal is being done  - the appraiser  will need to  use  min of  3  sales  comparables  that have  sold  recently and  also  3  rental  comps to  determine far market  rent  ...thought this is worth mentioning  in cse you might need to use a loan to  finance the  purchase 

Had to remind again and finally sent the payment via Zelle (ACH does not work for her) on 20th.

oh and you may want to remind the other two that their credit and rental rep will be affected as much as hers.

If it was in the contract they don't have to remind you for it to be due.
