Looks like the exterior walls are painted block so just wash them down good.Given the fact that the water heater is on cinder blocks, I would say that this house has flooded before.I wish you a quick, cheap and rapid recovery.

I’m also a big fan of having a method to accumulate nice chunks of cash, rapidly, without borrowing (especially hard money).May you have Great Fortune in your Endeavors! 

You should do this with all investments, but I'm especially concerned if it's a densely populated city with rapid population shifts.

Grand Rapids is not as ideal for me right now because I would like to start close enough to manage it myself on the first one.

@Jordan Lucas the best way to do this is over a long time and get “lucky” by owning stuff in rapidly appreciating areas.I live in a large apartment complex, surrounded by other large apartment complexes (100 plus units each).

My partners and I have been very fortunate thus far with a great group of friends and family type investors that have allowed us to grow rapidly. 

I had this done twice in rapid succession.

I thought I'd give you an update on the market here in West Michigan including Grand Rapids, Muskegon, Muskegon Heights, Grand Haven, Spring Lake and Holland. 

The Fed has rapidly raised the Fed Funds rate beyond that mark.
