Quickly, what I have learned is that in Texas, for a one to 4 unit is that a bank will loan on the lessor of these three:1) 75% of the purchase price in the first year of ownership 2) 75% of the appraised value or 3) 75% of cost of construction of new construction.

The negative is the quickness of how fast you can run your numbers before the deal is sold.

I have decent 9 to 5 job but I live in Los Angeles so money runs out quickly.

@Vincent Gamboa creating a company like an LLC is relatively quick and easy, presuming you know what you want.

And you generate the significant tax deductions and cash flow that allow you to ratchet your investing almost as quickly as the work intensive flip model.  

These expenses can add up quickly and close in on your margin.  

Tell them you will pay them cash for a quick close.
