If so, which one (LLC, corp. etc.) and what would the benefits be?

What are the benefits of doing this vs. contacting investors directly and simply being a wholeseller (other than the fact I only know the one investor!)?

If your equity is right and you find a good refi that could give you some of best benefits of both options, you get a cash flowing rental and get a lump sum of cash.

If there is no equity, no benefit to the heirs, then no motivation for them.

And even if I’m charging slightly  lower than I could, there are some actual benefits to that.  

Similar to you I don't need a money partner, so I'm not sure how it would benefit me to enter a partnership with a contractor.
