As I look through listings of commercial offices for sale, I see some of them listed as "Sale Type: Owner User" and some are listed as "Sale Type: Investment". 

It handles marketing, tenant and owner portals, bill pay for accounts payable, and now they also have maintenance and leasing call centers to pre-screen nearly every single call that comes into our office.

It will make some difference as to whether you will be dealing with an escrow company, title company or law office for your closing.You are attempting a short-sale on a pre-foreclosure property, correct?

The other tip I have is attend attend attend all networking events in your local market.

I will definitely get going on getting the houses in tip top shape and get them ready for the market.I would like to keep my holdings in California in possible, but I am not seeing anything in Sacramento that makes it worthwhile of executing a 1031 exchange at the moment.I will definitely do my due diligence and interview property managers along with verifying their references.Since this will be my first multifamily investment, I probably will be conservative and used the cash flow generated to amass the capital needed for future investment. 

This may vary from state to state but here in CA you can call the Assessor's Office and ask them. 

I have even been told by several that their commanding officers recommended they not rent in certain areas.
