I have a partner and we have turned our attention to mobile home parks and self storage. 

I read somewhere that back in June (when my trouble started) that they upgraded their pricing algorithm and now Zillow could essentially 'read' your pictures to tell how updated and modern your home was, if it had granite countertops or formica etc. 

Using the MLS, connecting with whole sealers, and Networking with other investors are all great ways to bring deals around Real Estate deals in the modern market.

I upgraded the entire property (inside) modern finishes sell!!

It's really difficult to find someone who can do it well.You should also get an estimate to take down the lath and plaster and redo it with modern sheetrock. 

I am also about to purchase one of my tenant's mobile homes at a great deal.

The general rule that I have found is to sell the property if it is greater than 5x the net annual cash flow of the property.The details are as follows:Ohio 2 Bed, 1 Bath, small lot, updated mechanicals and modern floor plan and finishes. 

I want purchase my first mobile home park, do think I need to establish an LLC at this time.
