I have a 3 bedroom SFR on the east side of Plainfield that we have been marketing for 21 days with minimal interest and I'm wondering if it has more to do with the time of the year or other factors? 

Some property sellers will provide a rental history (which may or may not have any detail), some will not.Past performance is not an indication of future returns - for better or worse!  

With a little planning, you can minimize any negatives. 

Everything I've read thus far seems to indicate there is only an UPMIP and Annual MIP.Thanks for all the help in advance.P.S As far as I understand the UPMIP can be paid out right at the time of closing or it can be rolled into the loan, is this correct?

Very minimal stuff can be done by the homeowner, as long as you get certified by taking an online test.

I have very minimal capital to start.

So my experience is minimal.  

I have had 3 appraisers indicated that finding the value is too difficult. 

Whether you're trying to arbitrage or to buy, your neighbors are going to be the best indicator of what your vacancy rate will be.

Find a lender who has competitive rates, great response time minimal junk fees and who you can establish a good working relationship with.
