Hey BP,As way of introduction: I’ve been interested in REI for quite some time now, but never had the knowledge to step forward with it.

There are a few easy steps you can take to weed out properties that would be vulnerable during any kind of downturn.

Once i resigned, i took the past 3-4 months traveling Europe and SEA with my wife (but honestly thinking about real estate and listening to the BiggerPockets podcast aside from eating) before moving to Seattle.I’ve been listening to the BP podcast for over 2yrs now and am finally moving forward to taking the first step in real estate investing.

I want to know an idea of every single step of the way before I decide that buying rental properties and rehabbing them is my right path Thanks in advanced!

Taking this idea another step further, what is the possibility of investing in land to create ecovillage communities?

We have a few agents in our office that are using Zillow, Ylopo, Trulia and a few other online lead gen methods.  

So, we are wanting to take the step of spending the money to get a solid lease in place.
