And although the CDC order is a "federal" order, it actually only applies "in states (including the District of Columbia), localities, territories, or tribal areas that do not have in place a moratorium on residential evictions that provides the same or greater level of public-health protection than the CDC’s Order".

They probably mean "emotional support animals", but realistically most medical professionals would not recommend that someone with mental problems should have four dogs.

(COVID shifted some of this mentality because of our 5% "realized" vacancy rate, estimated 20% shadow inventory off-market)  When I look at NYC as an investment, I see holding for the long term with negligible cap rates. 6-7% cap rate sounds around where you want to be so if such an opportunity is presented to you, run with it!
