Also hire by the day at least at first and give them a trial.In all, this is a very micromanagement style to squeeze the buck when you don't have much.

As both @Mitch White and @Brian Garrett said... those areas a little north can offer more bang for your buck in terms of a duplex. 

I don't think reading a PSA is that much and the few bucks you spend are prob cheaper than broker commission and can save you lots of money down the road.

Are you looking for a quick buck, or are you looking to build wealth long-term?

Even with all of that evidence, I still find myself gravitating towards the more sexy investments (aka, the ones that don't yield much money) and have to remind myself to focus on what brings in the bucks.  

I have a property that cashflow’s $300 bucks and is valued at 240k with a balance of ballpark 50k.

Hopefully she is mature enough and your wife will see she is learning something. 15 is young.
