Overall though properties that are manufactured or on a lot of land are generally not good investments.

if you have a clear cut title claim and you have owners policy  and this was recorded it seems you would have a claim.. just follow the instructions on your title policy to file the claim it quite easy you don't need an attorney.. and for 13k its not worth getting an attorney frankly. close the deal file the claim and move on..

I was that way - I wanted nothing to do with my parents' manufactured home dealership. 

They will hack the escrow agent or attorneys system and send an email changing wiring instructions.

Their prices may be a little higher than a parts-only store, but again, you can have it in your hand today.Some appliance manufacturers will sell some parts directly on their own websites - usually the stuff that's really easy to replace or install, like shelves for a fridge or oven, knobs for a range, water filters for a fridge, etc. 

I should add that I do this with manufactured homes which are personal property and there is likely different rules for brick and mortar homes 🤘🤑 Happy investing.
